For best photo results, complete the following items before shooting a property. These are roughly sorted from easy to more difficult:

  1. Open all curtains and blinds to let in as much natural light as possible.

  2. Close all toilet lids.

  3. Turn on all lights, even small lights like over the stove and under the microwave, etc.

  4. Turn off ceiling fans.

  5. Add a few pops of color, like flowers or a bowl of fruit in the kitchen.

  6. Remove cars from the driveway and in front of the property if possible.

  7. Open patio umbrellas and remove covers from outdoor furniture and grills.

  8. Hide away all trash cans, inside and outside. Likewise for any brooms, cleaning, and gardening items

  9. Arrange for pets to be out of the photos. Likewise for any pet items like beds and food bowls, etc.

  10. Hide excessive amounts of personal items like large numbers of family photos.

  11. Declutter horizontal surfaces, like countertops and tabletops. They should ideally be totally clean. Too many items makes it seem that a property lacks storage.

  12. Consider taking away furniture if the home looks cluttered.

If the above items are all completed it will go a long way to make incredible photos. And, as a bonus, the property will be ready for showing!
